In this luxury residence in Halkidiki, OctaSYS delivered the complete design and implementation of a KNX automation system , seamlessly integrating all electromechanical installations into a single, intelligent management platform.

The control of lighting and shading adapts to the users’ needs through personalized scenarios, delivering comfort, aesthetics, and significant energy savings. The operation of the heating and cooling system — including underfloor heating and fan coils — is dynamically regulated to ensure ideal thermal comfort with optimal energy efficiency.

The system extends to the management of the swimming pool, controlling water recirculation and lighting, as well as the BBQ area and the automated irrigation of the surrounding landscape.

In parallel, an advanced KNX Building Management System (BMS) was developed, enabling continuous monitoring and control of the residence’s core electromechanical installations. The system tracks energy consumption, manages domestic hot water, controls electrovalves, and monitors tank levels, providing alerts and automated functions to ensure the safe and efficient operation of the property.

To further enhance security and energy efficiency, advanced automation scenarios were implemented, including presence simulation during the owners’ absence, operation schedules, intelligent interdependencies between installations, and automated actions based on real operating conditions.

The result is a residence where technology operates discreetly in the background, delivering a high level of comfort, security, energy management, and full remote control via smartphone or tablet — from anywhere in the world.
